Understanding The Real Estate Market...

If your house is not being shown, it means the agents
think the price is too high for the neighborhood.
Recommendation:  A significant price adjustment.

"Two key factors in selling a house are price and location.
It's easier to change the price than the location.
"

If your house is being shown, but  you are not getting any offers, it means the Buyers are finding nicer(condition) homes for the money.
Recommendation:  A moderate price adjustment.

"If you overprice your house, you're helping to sell your
Neighbors house by reinforcing and justifying their list price and value.
"

If your house is in the running, but the Buyers buy
something else, or if the Buyers view the house a
second time, but buy something else, it means that we are close.
Recommendation:  A minor price adjustment.

According to the National Association of Realtors,
if your house is priced correctly, you
should get one offer for every 10 showings.
In a normal market, you should get
1-2 showings a week.
